Why we built this

"I own a unit at VesperATX. For years, neighbors would stop me in the elevator or text me asking if I knew anyone with a spare parking spot. I always wanted to help, but there was no easy way to connect people."

SpotsOnSpots exists to solve exactly that. It's a simple way for residents to list their spots and for neighbors to find one — without the awkward hallway conversations or group-chat noise. Spots are verified by building management, everyone involved is a real resident, and the whole thing takes minutes. We started here at VesperATX and plan to bring it to more buildings as we grow.

About SpotsOnSpots

SpotsOnSpots is a community marketplace for residents to rent and list parking spots within their building. If you have an assigned spot you're not using, you can list it for neighbors to rent. If you need a spot, you can browse what's available and request one. It's designed to work the way neighbors actually work — simply, directly, and without friction.
SpotsOnSpots is a real product built to solve a real problem. We're an early-stage platform — currently running as a pilot at VesperATX — with plans to expand to other luxury residential buildings in Austin. We're small, focused, and deeply invested in making this work well before scaling.
Right now, SpotsOnSpots is exclusively for residents of VesperATX. Building management verifies that both the spot owner and the renter are active residents before any listing or request is approved. This keeps the community closed, safe, and relevant — you're only renting to or from someone who lives in your building.
For now, yes. VesperATX is our pilot building and where we're getting everything right. Once the experience is dialed in here, we plan to expand to other Austin residential buildings. How It Works

It's a five-step loop:

Owner lists their spot. They sign up, add their spot details (number, features, available terms, monthly rate), and submit it for review.

Building admin verifies the listing. Management confirms the owner is a resident and that the spot details are accurate before approving it to go live.

Renter browses and submits a request. Renters browse live listings and submit a request on the spot they want, including their preferred rental term.

Building admin approves the request. Management confirms the renter is an active resident and approves the rental.

5

Owner and renter connect directly. Both parties receive each other's contact info to finalize terms, payment, and start date.

Building admin reviews listings and requests as they come in. In most cases, approvals happen within 1–3 business days. You'll receive an email notification the moment your listing goes live or your rental request is approved. If building management needs any additional information from you, they'll reach out directly.
Once approved, you'll have each other's name, email, and phone number. From there, it's a direct conversation: confirm the start date, agree on the payment method and amount, discuss any spot-specific details (access, condition, expectations), and ideally put the basics in writing. We've put together a printable rental agreement template you can download and fill in — it covers the essentials like rental term, rate, payment method, and signatures. Think of it like making any neighbor arrangement — clear communication from the start prevents headaches later.
Yes. Anyone can browse available spots without logging in, but you'll need an account to list a spot or submit a rental request. Signing up is free and takes about two minutes. We keep your information private — it's only shared with the other party once a rental is approved by building management.

For Renters

Browse available spots on the main page. You can filter by rental term (3, 6, or 12 months). When you find one that works, click through to the listing for full details, then sign in and submit a request. Building management will review and confirm you're a current resident, then connect you with the owner.
Owners choose which terms they're open to from three options: 3 months, 6 months, or 12 months. Some owners offer all three, others prefer longer commitments. Each listing shows its available terms and the monthly rate for each. If you need something different, it's worth reaching out after you're connected — owners are neighbors, and many are flexible.

A good conversation before signing makes everything smoother. A few things worth asking:

  • What's the exact spot number and level?
  • Are there any guest parking restrictions?
  • What are their expectations for keeping the spot clean?
  • Is there anything they want reported if damaged or blocked?
  • What's the best way to reach them if there's an issue?
  • What happens if either of you moves or needs to end the agreement early?
Availability comes and goes as neighbors' situations change. Check back periodically — new listings come up whenever a resident decides they want to start renting their spot. You can also email us and we can let you know when something becomes available. In the meantime, creating an account means you can jump on a new listing the moment it goes live.
That's between you and the spot owner to work out. The rental terms you agree on are a direct arrangement between neighbors, so we recommend discussing early-termination scenarios upfront (e.g., if one of you moves). Since SpotsOnSpots doesn't process payments or enforce agreements, the best protection is a clear written understanding between both parties before the rental begins.

For Spot Owners

Sign up or log in, then go to List a Spot in the nav. Fill in your spot number, unit number, the terms you're open to, your monthly rates, any notes about the spot, and optionally upload photos. Once submitted, building management will verify the details and approve your listing — typically within 1–3 business days.

The more specific, the better. Renters want to know exactly what they're getting. A few things that help:

  • Photos — even one good photo makes a big difference
  • Spot location (floor/level, proximity to elevator or entrance)
  • Whether it's covered, gated, or has any special access
  • Guest parking limitations to set expectations
  • When it becomes available (or if it's available now)
  • The rental terms you're willing to offer
Yes, completely. You set your own monthly rate for each term you offer, and renters decide if it works for them. Pricing is between you and the renter — SpotsOnSpots doesn't set, cap, or take a cut of what you charge. As a rule of thumb, consider what comparable spots rent for nearby and factor in what makes your spot attractive (covered, close to the entrance, included in a prime location, etc.).
Building management approves requests to confirm residency, but the rental relationship is yours. Once you're connected, you can talk with the prospective renter, ask questions, and get a sense of whether you're comfortable. The spot is yours — nobody is forced into an arrangement they're not comfortable with. If something doesn't feel right, communicate that directly.
Yes. You can pause or remove your listing from your dashboard at any time. If there's an active renter, we'd ask that you honor the agreed term (or give fair notice and work something out directly). The listing disappears from browse immediately, and you can re-list anytime you're ready.

Payments & Agreements

No — SpotsOnSpots is completely free for residents right now. There are no listing fees, no transaction fees, and no commission taken from your rental. We're focused on building something people actually find useful before we think about monetization.

Payment is handled directly between the owner and renter — SpotsOnSpots is a matchmaking platform, not a payment processor. This keeps things simple and free.

Once connected, you and the other party decide how you want to handle payments. Some options to consider:

  • Venmo or Zelle — quick and easy, digital record of payments
  • Bank transfer / ACH — clean paper trail, good for recurring payments
  • Check — works great if you prefer something physical

Whichever method you choose, use a note that references the spot number (e.g., "Parking — Spot #42, May") so both of you have clear records.

A quick written agreement — even just a text message thread or email chain — protects both parties. Cover these basics before your first payment:

  • Monthly rent amount and due date
  • Payment method
  • Lease start and end date
  • How to handle early termination (for either party)
  • What to do if the spot is blocked or damaged
  • Maintenance expectations (keeping it clean, reporting issues)
  • Emergency contact if something comes up

You don't need a lawyer — just clarity. Two neighbors who know what to expect from each other rarely have problems.

Start by talking directly — most issues between neighbors are resolved with a conversation. If you need help mediating a dispute, building management can step in as a neutral party. SpotsOnSpots facilitates the connection and provides the platform, but the agreement and any enforcement are between you and the other party. This is why getting things in writing upfront matters. If a situation can't be resolved, building management has the authority to intervene or remove a listing.

Trust & Safety

Building management verifies residency for both the spot owner and the renter before approving any listing or request. No listing goes live and no request is approved until management has confirmed both parties are active residents. You're not renting to a stranger — you're renting to a neighbor your building already knows.
When you browse listings, nothing about you is visible to other residents. Your contact information (name, email, phone) is only shared with the other party once a rental is approved by building management. Building management can see your account and residency status for verification purposes only.
Talk directly with the other party first — you're neighbors, and most issues are easily resolved. If you can't resolve it together, building management is available to help mediate. For serious issues (someone blocking your spot, damage, payment disputes), document everything you can and contact building management through your normal building communication channels. No. SpotsOnSpots is a community marketplace that connects residents — we're not a real estate broker, property manager, or insurer. The rental agreement you enter into is directly between you and the other resident. We recommend treating it like any neighbor-to-neighbor arrangement: communicate clearly, document your terms, and reach out if you need help.

Buildings & Expansion

That's the plan. VesperATX is our proof-of-concept, and the parking problem we're solving isn't unique to one building. Once things are working exactly the way they should here, we'll expand to other luxury residential communities in Austin. We want to get it right before we scale, not the other way around.
