Privacy Policy

1. What this policy covers

This Privacy Policy describes what information SpotsOnSpots LLC ("SpotsOnSpots," "we") collects when you use the SpotsOnSpots website and parking marketplace (the "Service"), how we use and share it, and what choices you have.

2. Information we collect

We collect the information you provide directly to us:

  • Account information: full name, email address, phone number, your residential building and unit number, and your hashed password.
  • Listing information (if you list a spot): spot number, rates, terms, optional notes, and optional photos.
  • Rental requests (if you request a spot): preferred rental term, vehicle make/model, license plate, contact info, start date, and any notes you send to the owner.
  • Communications: messages you send to us via hello@spotsonspots.com or any in-product channels.

We also collect limited information automatically:

  • Usage analytics: via SimpleAnalytics, a privacy-friendly analytics provider that does not use cookies, does not track you across sites, and stores no personal identifiers.
  • Authentication state: Supabase Auth uses an HTTP-only session cookie to keep you signed in. We do not use third-party tracking cookies.

3. How we use information

We use the information we collect to:

  • operate the Service — verify your residency, surface listings, route rental requests, and notify you of approvals or messages;
  • communicate with you about your account, listings, and rentals;
  • improve the Service by analyzing aggregated usage data;
  • comply with legal obligations and enforce our Terms of Service;
  • investigate and prevent fraud, abuse, or violations of these terms.

4. How information is shared

We do not sell your personal information. We share it only in these limited cases:

  • Between Owner and Renter — once a rental is approved, the Owner and Renter exchange name, email, and phone so you can finalize the rental directly. Your contact information is not shown to other Users browsing listings.
  • With Building management — for residency verification only.
  • With service providers — we use the following processors:
    • Supabase — primary database, authentication, and storage (us-east-2 region).
    • Resend — transactional email delivery (rental notifications, password resets).
    • Netlify — website hosting and serverless functions.
    • SimpleAnalytics — privacy-friendly, cookieless analytics.
  • For legal reasons — if required by law, court order, or to protect the rights, safety, or property of SpotsOnSpots or others.

5. Security

We use industry-standard measures to protect your information, including HTTPS-only transport (HSTS enabled), encryption at rest by our database provider, and row-level security policies that restrict who can read and write each row.

No system is perfectly secure. If you become aware of a vulnerability, please report it to hello@spotsonspots.com.

6. Data retention

We retain your account information for as long as your account is active. After you close your account, we retain a minimal record of your residency verification and rental history for up to two years for fraud prevention and dispute resolution, then delete it unless we are required to retain it longer by law.

7. Your choices & rights

You can:

  • Update your information at any time from your account settings.
  • Delete your account by emailing hello@spotsonspots.com. We will confirm and delete within 14 days, subject to legal retention obligations.
  • Opt out of marketing emails via the unsubscribe link in any marketing message we send.

If you are a Texas resident, you may have additional rights under the Texas Data Privacy and Security Act (TDPSA), including the right to access, correct, delete, and obtain a copy of your personal data. To exercise any of these rights, email hello@spotsonspots.com.

8. Children's privacy

The Service is not directed to children under 18. We do not knowingly collect personal information from anyone under 18. If you believe we have, contact us and we will delete the information.

9. Changes to this policy

We may update this Privacy Policy from time to time. We will post the updated effective date at the top of the page. Material changes will be communicated via email to the address on file.
