Vehicle damage is between the owner, the renter, and their respective personal auto policies โ same as any neighbor-to-neighbor parking arrangement. SpotsOnSpots does not carry vehicle insurance and does not insure the rental. The written rental agreement template we provide includes mutual indemnification language; the agreement is between the residents, not with the platform. For garage common-element damage, your existing building rules apply.
Two-step verification. (1) Your property management team CSV-imports the resident roster on day one; only people on that roster can be approved. (2) Every new listing and every rental request is approved by your team via the dashboard before it goes live. No approval, no transaction. Re-import the roster anytime to add or remove residents.
Access is the building's existing system, not SpotsOnSpots'. When a rental is approved, the owner provides access โ typically a spare fob or by adding the renter's plate to the building LPR through the standard guest-add process. We don't replace your access control; we operate on top of it.
Texas Property Code Ch. 82 (Uniform Condominium Act) gives the HOA authority to set rules around leasing of deeded parking. Your existing bylaws already permit or restrict resident-to-resident spot rentals โ SpotsOnSpots simply gives your property management team a clean dashboard to enforce those rules. We don't change anything about your bylaws or who has authority; we make the existing process easier. We recommend your HOA attorney review the program before launch.
No โ these are deeded spots that are already paid for. The renter parks in a spot that would otherwise be empty. Total cars in the garage doesn't change; one spot just gets a different car. If anything, utilization smooths out.
Listing is 100% optional. The HOA can set rules โ for example, capping at 30% of spots leased at any time, or requiring 90 days' notice before a re-lease. Opt-out is permanent and visible.
We don't lock you in. Cancel anytime with 30 days' notice. If a competitor approaches you, evaluate them on the merits; we'd rather earn the renewal each month than hold you to a contract. If you switch back, your CSV data exports cleanly.
Today, SpotsOnSpots runs independently. Export your resident roster from your PMS to CSV, drop it into our dashboard, and you're onboarded. We intentionally don't write to your PMS or pull data from it โ that keeps us off your IT security review. A read-only direct integration is on the roadmap once enough buildings ask for it.
